An exciting opportunity has arisen for a Property Manager to join my clients’ thriving and growing Independent Property Management company based in Edinburgh.

You shall be working closely with the management team covering 3 main areas including Managing Safety Certificates, Completion and Maintenance, Managing and Liaising with Landlords and Tenants. The successful candidate will be self-motivated, organised and personable. My client is looking for a property professional who can deliver excellent customer service, is presentable and a great communicator, both verbally and written.

Responsibilities will include:

  • Sole responsibility and managing the property on behalf of the owner including maintenance, reletting and all legal documentation in relation to the let from start to finish.
  • Liaison with new landlords regarding legal requirements, certification, keys, advertising properties and arranging required maintenance works at the initial stages.
  • Reviewing property applications with the Lettings team and reporting to the landlord.
  • Working in compliance with Property regulations – e.g. aware of HMO requirements, Health & Safety, Letting processes.
  • Providing support to Tenants throughout their rental period from the application, lease agreement through to check-in, inventory process, rental period and check out of the tenancy.
  • Conducting Property Viewings – from booking initial viewings, attending, liaising with Property Viewing Team for regular viewings. 
  • Ensuring advertisement of properties managed correctly – e.g. photography, advertising media
  • After training to have the sole responsibility and managing the property on behalf of the owner including maintenance, re-letting and all legal documentation in relation to the let from start to finish. 
  • Liaison with new landlords regarding legal requirements, keys, advertising properties and arranging required maintenance works at the initial stages.
  • Reviewing property applications with the Lettings team and reporting to the landlord.
  • Provision of property Utility services, including online services  
  • Mucking into all roles for the office.

  • On-Call Rota – rotated on an out of office on-call rota with the team – 1 full week in circa 9 weeks (subject to change depending on personnel available). 
  • Additional Ad-hoc roles as required in the office and to assist the team. 
  • Attending training meetings and courses for CPD and to keep up to date with property legislation and regulation to keep landlords and tenants safe.

To be considered for the role of Property Manager you must have the following requirements:

  • Minimum 12 months property management experience
  • Experience within the Residential Lettings sector
  • Deliver customer service at the highest level
  • Excellent communication skills, both verbal and written
  • Car driver essential
  • Well-presented and a great team player
  • Knowledge and experience in events management
  • Capable of organising large volumes of work for self and others with detailed procedures
  • Able to multi-task, work to tight deadlines and produce high quality work under pressure. 
  • Confident to make decisions, and when to seek further clarification
  • Proficient organisational and planning skills
  • ARLA accreditation, whilst not essential would be a desirable for this role and training will be given to achieve the standards
  • Professional, driven team worker who takes ownership for portfolio.
  • Able to innovate and identify improvements to the service offered
  • Essential skill set level of MS Office Applications – Outlook, Word, Excel, PowerPoint

Working Hours:

  • 8:00 AM - 5:00 PM or 9:00 AM - 6:00 PM Monday to Friday.
  • You will also be required to work one Saturday of each month, from 8.30am to 1.30pm, two where there are 5 Saturdays in the month. 

Salary Package:

In return, my client is offering the successful Property Manager an attractive basic salary of £24,000 - £28,000 (depending on experience and qualifications), plus other fantastic company benefits.

  • 28 paid holidays including all bank holiday and 3 personal days a year which increase by 1 each year of service (after 3 years increases by 1 additional day per year and up to 7 personal days in total).  
  • Opportunity to participate in Profit Share Scheme after 12 months.
  • Company Health Insurance after 6 months (choice of 2 options) up to 5% of salary
  • Overtime i.e. viewings at £10 p/h
